Phuket is Southeast Asia's most established island property market for international buyers — and Empire Estates gives you direct, on-the-ground access to it. Browse luxury pool villas, freehold condominiums, townhouses and land for sale across the island's most desirable districts, from beachfront Bang Tao and Layan to the laid-back south around Rawai and Nai Harn.

Why buy property in Phuket?

Phuket combines a year-round tropical lifestyle with the practical infrastructure international owners expect: an international airport with direct regional flights, internationally accredited hospitals, several international schools and a large, settled expat community. For many buyers it is both a home and an asset.

Demand is underpinned by tourism and a limited supply of prime, sea-view and beachfront land — which has historically supported values in the island's best locations. Whether you are buying to live, to let, or as a long-term investment, the key is matching the right area and property type to your goals.

What can foreigners buy?

Foreigners can own a condominium unit in full freehold, in their own name, subject to the building's 49% foreign-ownership quota. Villas and land are acquired through a registered long lease, a Thai company, or via a Thai spouse. Each route is straightforward with the right legal guidance — we explain them in plain language in our foreign-ownership guide.

Popular areas to buy in Phuket

  • Bang Tao & Laguna — luxury beachfront living, resorts, golf and a strong rental market.
  • Layan & Cherng Talay — upmarket villas and condos near international beaches and schools.
  • Surin & Kamala — premium, sought-after beachfront with limited supply.
  • Kata, Karon & Patong — rental-focused condos in the busiest tourist belt.
  • Rawai, Nai Harn & Chalong — relaxed southern lifestyle, better value and a large long-stay community.

Taxes, fees and the buying process

Budget for transfer taxes and fees on top of the purchase price (typically around 6% of value on a resale, commonly split by negotiation), plus independent legal fees. Funds for a foreign-freehold condo must be remitted from abroad with a Foreign Exchange Transaction (FET) form. Our buying guide and taxes guide walk through every step, and our team coordinates the title search, contract and Land Office transfer for you.
