Who rents a villa long-term in Rawai

Rawai draws people who live on the island rather than visit it: families, remote workers, retirees, the sailing crowd around the marinas of Chalong next door and students of the local Muay Thai camps. Daily life is covered on the spot, with Makro and Villa Market, clinics, international restaurants, cafés and coworking spaces. The trade-off is distance: Phuket Town is a drive away and the airport run is the longest on the island, which is also why the south stays quieter than the west coast.

How a long-term villa lease works here

A long-term lease in Phuket runs for six months or more, and a twelve-month lease gets the best monthly rate; anything shorter is priced as a holiday let. Villas are usually let furnished and move-in ready. The standard upfront payment is a two-month refundable deposit plus the first month in advance, and the agency fee is paid by the owner, not the tenant. Electricity and water are normally billed on top of the rent: ask whether electricity is charged at the government rate or a higher owner rate, and whether pool and garden care are included.

Renting first, buying later

Many of our tenants rent in Rawai through a full high and green season before deciding whether to buy. If you do, the rules for foreigners are the same as anywhere in Thailand: a condo can be owned freehold within the building’s 49% foreign quota, and a villa is usually bought through a registered land lease of up to 30 years.
