What to check on a pool villa

Look at the pool as you would at the roof: it is the part of the house that ages fastest in a tropical climate. Ask to see the pump and filtration room, check whether the pool is chlorine or salt, and note which way it faces, since a west-facing pool gets the afternoon sun and a shaded one stays cooler but grows algae faster. On a sloping plot, check how rainwater drains around the pool deck in the rainy season.

In a managed estate, ask what the common fees cover: in some, pool cleaning and garden care are included; in others, they are the owner’s job. The fees, the rules on renting the villa out and the state of the estate’s roads and security say a lot about how the resale will go.

Running costs and rental income

A pool adds running costs every month: weekly cleaning, chemicals, electricity for the pump and the occasional repair. In a long-term let, pool care is sometimes included in the rent and sometimes left to the tenant: agree it in the lease. How a foreigner buys a villa

A foreigner cannot own land in Thailand in their own name, so a villa is usually bought with the house in your name and a registered lease on the land of up to 30 years; some sellers offer a Thai company structure, which must be real, not a nominee arrangement. A condo is different: it can be owned freehold within the building’s 49% foreign quota.
