Cherng Talay is a subdistrict, not a beach

Cherng Talay (Choeng Thale) is one of the six tambons of Thalang district, part of it run as a sub-district municipality, according to Wikipedia's Thalang district entry. Daily life and who it suits

Inland Cherng Talay is an ordinary Thai town that happens to be ten minutes from three beaches. Wat Cherngtalay stands on Srisoonthorn Road; Wat Manik (officially Wat Thepwanaram) hosts an evening fresh market on Tuesdays and Thursdays, and the municipal fresh market opens every day, according to the Phuket101 guide to Cherngtalay's markets. Mosques serve the long-established Muslim villages toward the coast.

It suits families who want space, a garden and a short school run; people working locally; and buyers who prefer a house in a residential street to a resort address. It suits less well holiday guests who want to walk to the sand, and anyone looking for nightlife.

Schools, healthcare and shopping

Schools are the main reason families settle here. HeadStart International School's Cherngtalay campus follows the British curriculum and Kajonkiet Cherngtalay School teaches the Thai curriculum with an English programme; both are on Srisoonthorn Road. UWC Thailand, an IB day and boarding school, sits at the foot of the Khao Phra Thaeo hills at Thep Krasattri, according to its Wikipedia entry.

Bangkok Phuket Clinic Laguna, run by Bangkok Hospital Phuket, handles everyday care daily. Thalang Hospital is the government hospital for the district; for surgery or a specialist, the large private hospitals are in Phuket Town. Boat Avenue and Porto de Phuket supply restaurants, a Villa Market and the Friday market; Lotus's covers the weekly shop. The Blue Tree complex on the main road closed its lagoon water park in August 2024, according to The Phuket News.

Getting around and travel times

Srisoonthorn Road is the spine: it runs from the beaches to Highway 402, the island's main north–south road, near the Heroines Monument. The property market inland

The inland market holds what the beachfront cannot: detached houses and townhouses in housing estates, gated pool-villa projects, low-rise condominiums and land. Buyers are mostly families who live here and investors who let to them. A foreigner can own a condo freehold within the 49% foreign quota, with money from abroad; a house or villa comes with land, which a foreigner cannot own, so it is bought on a registered lease of up to 30 years. Thai company nominee structures are illegal.

Check the title deed: a chanote (Nor Sor 4 Jor) is the full title, while a Nor Sor 3 Gor is a lesser certificate. Confirm that the access road is public or covered by a registered servitude, since some plots are reached only across a neighbour's land. Ask about flooding: The Phuket News has reported flooded roads in Cherng Talay after heavy rain, in front of Blue Tree and Surin Plaza among others. Finally, look at what the empty plots around you may become, and whether the estate has a juristic person collecting fees for roads and security.

Renting in Cherng Talay long term

This is a year-round rental market rather than a holiday one. Tenants are mostly families with children at the local schools, so demand peaks before the school year starts in August and leases usually run twelve months. They want three bedrooms or more, a garden or pool, a gated estate, fast internet and a short school run. Furnished and unfurnished homes both let; pets are often a deciding question.

Pros and cons

For: schools, clinics, markets and three beaches within a short drive, more space for the money than the coast, a resident community and steady long-term tenants. Against: a car-dependent town, school-run traffic, some low-lying streets that flood, ongoing construction and fewer holiday guests than the beachfront.
