Looking to rent a home in Phuket for the long term? Empire Estates lists long-term villas, condos and apartments across the island — many furnished and ready to move into. Whether you want a private pool villa in Cherng Talay or a sea-view condo near the beach, here is what to know before you sign a lease.
Long-term vs holiday rentals
A long-term rental in Phuket usually means a lease of six to twelve months or more, at a much lower monthly rate than a nightly holiday let. Long-term homes are often rented furnished, with the tenant covering utilities (electricity, water and internet) on top of the rent. Holiday lets, by contrast, are priced per night or per week and suit short stays — but work out far more expensive for living here.
How much does it cost to rent long-term in Phuket?
Prices vary widely by area, size, age and proximity to the beach. As an indication, condos and apartments typically start from around ฿20,000–฿60,000 per month, while private pool villas commonly range from about ฿60,000 to ฿250,000+ per month for larger or beachfront homes. Expect a security deposit of around two months, plus the first month in advance.
- Deposit: usually two months' rent, refundable, plus one month in advance.
- Utilities: electricity is billed per unit used, with water and internet usually on top of rent.
- Furnished vs unfurnished: most long-term villas and condos are offered furnished.
- Minimum term: twelve months is standard for the best monthly rates; shorter terms cost more.
Renting a villa long-term
A long-term pool villa offers space, privacy and outdoor living that condos cannot match — ideal for families and remote workers. Before committing, clarify what is included: pool and garden maintenance and who pays for it, whether the lease is registered at the Land Office (recommended for terms over three years), the condition inventory at handover, pet policy, and whether you are dealing with the owner directly or through a managing agent. We vet every villa and contract so there are no surprises.
Best areas for long-term rentals
- Cherng Talay & Bang Tao — villas near international beaches and top schools; popular with families.
- Rawai & Nai Harn — relaxed southern lifestyle, better value and a large long-stay expat community.
- Chalong & Kathu — central and convenient, close to schools and amenities.
- Kamala & Surin — premium, quieter beachfront living.
The rental process
Once you find a home, you reserve it with a holding deposit, then sign a lease and inventory, and pay the security deposit plus first month before handover. Our renting guide explains every step, typical contract terms and your rights as a tenant — and our team negotiates and arranges viewings on your behalf at no cost to you.
