Which area for which school

Cherng Talay, Laguna and Pasak suit UWC Thailand and the Cherngtalay campus of HeadStart. Kathu suits Kajonkiet, QSI and the central HeadStart campus; Koh Kaew is next to BISP; Chalong and Rawai suit BCIS, which also runs a French programme, and Lighthouse. Crossing the island at school-run time can easily double a journey, so pick the area after the school. Our international schools guide compares the schools, their curricula and fees, and realistic school-run times.

What families look for in a villa

Beyond the bedroom count, families tend to look for a garden, a pool they can fence or watch from the living room, a quiet lane, and a gated estate with security for peace of mind. Ask whether the pool can be fenced and who pays for it, whether pool and garden care are included in the rent, and how electricity is billed. Line up the lease start with the school term, and allow time for viewings before it begins.

A long-term lease runs for six months or more; the standard upfront payment is a two-month refundable deposit plus the first month in advance, and the agency fee is paid by the owner. Our long-term villa rental guide explains contracts and what to check, and the Phuket Rent Index shows median rents by area and bedroom count.

Renting first, buying later

Many families rent for a school year before deciding where to buy. When you do, a condo can be owned freehold within the building’s 49% foreign quota, while a villa is usually bought with a registered land lease of up to 30 years; our foreign ownership guide explains each route. Tell us the school, the number of children and your budget through the contact page, and we shortlist villas within a short school run.
