A buyer and an agent reviewing a property file in Phuket

Buyer representation

Buying in Phuket, with someone on your side

We run your search, organise the viewings, negotiate with the seller or developer and follow the file — with your independent lawyer — until the title is in your name at the Land Office.

TL;DR

What a buyer’s agent does for you in Phuket

A buyer’s agent turns your brief into a shortlist of homes that fit it, shows them to you, negotiates the price and terms, and keeps the file moving until the transfer. In Phuket that also means checking early whether a condo’s foreign quota is open, which structure a villa needs, and how the money must arrive from abroad, while your independent lawyer checks the title and the contract.

Your lawyer stays independent

We do not replace a lawyer. The legal checks — title deed at the Land Office, permits, encumbrances, the contract — are done by an independent Thai lawyer you appoint. We gather what they need and follow the points they raise.

01

How it works, step by step

The same steps for a condo, a villa or a plot; what changes is the paperwork at each stage.

  1. Step 1

    Your brief

Budget, areas, type of home, bedrooms, freehold or lease, own use or rental: one conversation, by message, call or at our office in Choeng Thale.

  2. Step 2

    A shortlist

Homes from our listings and from owners and developers we work with, matched to your brief — with the price per m², rent and yield context from our market data.

  3. Step 3

    Viewings

We organise the visits, on one day or over a few, and talk you through each home, its area and what to check.

  4. Step 4

    Offer and negotiation

We present your offer to the seller or developer, negotiate the price and the terms — deposit, who pays the transfer costs, furniture, handover date — and confirm them in writing.

  5. Step 5

    Checks and contract

Your lawyer checks the title, the seller and the contract. We supply the documents and, for a condo, confirm the foreign quota and the FET form needed for the transfer of funds.

  6. Step 6

    Transfer at the Land Office

We set the transfer date with the seller and check the costs to be paid that day, so the transfer at the Land Office goes through as planned.

02

What we check before you commit

Before any deposit, these points decide whether a home can be bought the way you want.

Condo: whether the unit can be registered in the 49% foreign quota, and the funds you need to bring from abroad.
Villa or land: the structure — registered lease of up to 30 years, the building in your name — and what the lease says about renewal.
The title deed type and plot, so your lawyer can search it at the Land Office.
Who pays the transfer fee, the seller’s taxes and the lease registration, and what that costs you.
For an off-plan home: the developer, the payment schedule and what happens if completion is late.
For a home to let: realistic rent and running costs, from our rent index and yield data.

FAQ

Buyer representation questions

No. An agent on your side saves viewings that do not fit, negotiates in Thai with owners and developers, and keeps the transfer on track. You still need your own independent lawyer for the legal checks.
Yes. We search our own listings and the homes of owners and developers we work with, and we ask for the details of a home you have found elsewhere.
A foreigner can own the house but not the land, which is held on a registered lease of up to 30 years. Only a condo within the 49% foreign quota can be owned freehold. We check which structure fits before you make an offer.
The Land Office transfer can be done by a representative holding your power of attorney; your lawyer prepares it. Most buyers still visit before they commit.
On a resale freehold condo, the buyer typically pays half of the 2% transfer fee; the seller pays their taxes. Our buying costs calculator works out every Land Office charge for your case.
