Beachfront Property for Sale in Phuket
Beachfront homes are the scarcest stock on Phuket. Much of the coastline is taken by hotels, protected as national park or separated from the sand by a beach road, so only a small share of the villas and condos on the market stand directly on a beach. This page gathers the ones our agents list as beachfront or right by the beach, with figures computed from the live listings.
| Listings for sale | 9 (5 condos · 4 villas) |
|---|---|
| Median asking price | ฿29,000,000 |
| Price range | ฿5,500,000 – ฿68,000,000 |
| Median price per m² (built area) | ฿139,000/m² |

Computed from the listings on this page: asking prices, not transaction prices. Typical rent is the median asking rent of the same selection listed for long-term rent. The gross yield (median rent × 12 ÷ median price) compares different properties and is before fees, vacancy and tax.

What “beachfront” means in Phuket
In Thailand the beach itself is public: the shore belongs to the state, and an owner cannot close off the sand in front of a property, even where a hotel or villa estate holds the land behind it. “Beachfront” therefore means a plot or building that touches the public beach, not a private beach. Building rules along Phuket’s coast also limit how close to the shoreline, and how high, new structures can go; the limits depend on the zone and on when the building was permitted, so ask for the construction permit and check that the building matches it.
Many homes described as beachfront are in fact across a road or a short walk from the sand. Each listing states its position — worth confirming at the viewing.
Where beachfront property exists
The west coast holds nearly all of it. Bang Tao has the longest beach, with condo buildings and villa estates along parts of it; Surin and Kamala are smaller bays where beachfront plots rarely come up for sale; Layan is a quiet cove beside the national park. Further north, much of Mai Khao and Nai Yang lies within Sirinat National Park, which keeps development low and makes the few titled beachfront plots and condos there sought after. In Kata, Karon and Patong, a road or hotels separate most residential buildings from the sand. Rawai is mostly not beachfront in the swimming-beach sense: its shore is a fishing and long-tail boat harbour, and homes there sell for their sea views rather than beach access.
Buying a beachfront condo or villa as a foreigner
A foreigner can own a condo unit freehold, provided foreign owners together hold no more than 49% of the building’s total unit area and the purchase money is transferred into Thailand from abroad. Beachfront buildings are in demand, so their foreign quota is often used up: ask for the quota status of the building before reserving — a unit outside the quota can only be bought under a registered lease. Land, and therefore a beachfront villa, cannot be owned freehold by a foreigner; it is usually held through a registered lease of up to 30 years. Our guides to foreign property ownership and leasehold vs freehold explain the options.
Prices and rental demand
Front-row homes usually ask a premium over comparable properties a few streets inland — compare the price per m² in the key facts with the island-wide villas and condos pages. In return, they are the easiest homes to let in the high season, roughly November to April; from May to October the monsoon brings rough seas, and salt air raises maintenance costs all year. Renting for under 30 nights needs a hotel licence or an exemption, and many condo buildings forbid it: read our guide to short-term rental rules before counting on holiday income.
