Read the Rawai figures with care

Our listings are far thinner in Rawai (4 homes for sale, 12 for rent) than in Bang Tao (138 and 222), so one listing can move a Rawai median. All figures are asking prices and rents from our live listings in November 2026, before negotiation.

Buying

Buying in Bang Tao and in Rawai

Ownership rules are the same island-wide: a foreigner can hold a condo freehold within the 49% foreign quota, but a villa only through a registered lease of up to 30 years, with the house in your name.

Bang Tao

Deep market, premium prices

Asking prices for 137 homes run from ฿700K to ฿162.0M, with a median of ฿25.3M. Condos are the freehold route: 25 are for sale with us, and Knight Frank ranks Bang Tao first for condo prices in 2025. Many popular buildings sold their foreign quota years ago, so ask the building’s juristic person for a written quota letter before paying a deposit.

Rawai

More space for the budget

Our area guide puts quality pool villas in the 8–25M THB range, a fraction of equivalent west-coast property, in a market driven by end users rather than resort buyers. We list only 4 homes for sale there today, so the choice is narrower: tell us your budget and we send what is available.

Purchase costs do not depend on the area. A transfer fee of 2% of the appraised value is common to every buyer and often split with the seller, who usually carries Specific Business Tax or stamp duty and withholding tax. A registered lease costs a 1% fee plus 0.1% stamp duty on the total rent. Our buying costs guide gives the full list.

Asking prices, not sale prices

Every price in this guide is an asking price before negotiation; transaction prices are usually lower. Our figures are recomputed whenever our listings change.

Renting

Renting in Bang Tao and in Rawai

Long-term rents are asking rents, before negotiation, and utilities are usually extra. Signed rents can be lower, especially on a one-year lease or outside the high season.

For a tenant, Bang Tao offers by far the larger choice, with villas close to the beach, the clubs and the schools. Rawai offers fewer options and a slower, more local rhythm; its rents are lower in our data, though the sample is small.

For an owner, the long-term market is where our data is solid. Short stays are different: in Thailand, renting for fewer than 30 nights requires a hotel licence or the small-property exemption, so check the rules before counting on holiday income.

This guide is general information, not financial, legal or tax advice. Figures are asking prices and rents from Empire Estates Phuket listings (area guides, November 2026; market pages, data as of 6 November 2026) and Knight Frank’s 2025 condo asking prices; they describe the homes we handle, not the whole market, and change as listings change.
