Title and tenure
A condo unit can be bought freehold in your own name while the building’s 49% foreign quota is open; a villa is usually held on a registered 30-year lease. Check which one the project offers, unit by unit.
The developer
Look at what the developer has already completed and handed over, and visit a finished project of theirs: build quality, upkeep and how the estate is run after the sales team leaves.
Payment schedule
Off-plan, payments follow construction stages. Have an independent lawyer review the sale and purchase agreement — completion date, penalties, specifications — before the first payment.
Running costs and rental rules
Ask for the common area fee, the sinking fund and the estate’s rules on holiday or long-term rentals: they decide both your yearly costs and the income the home can earn.
