Laguna Phuket

Asia’s first integrated resort, on Bang Tao Bay in Cherng Talay: the hotels, golf and beach, every residential project we could verify, 2026 prices for condos, townhomes and villas, how foreigners own there, the fees and the rental options — with our current Laguna listings.

TL;DR

What is Laguna Phuket, and what does a villa there cost?

Laguna Phuket is a 1,000-acre integrated resort on Bang Tao Bay in Cherng Talay, opened in 1987 and developed by Laguna Resorts & Hotels, part of Banyan Group. In 2026, condos there start around ฿5–10 million, townhomes and family villas ask ฿20–30 million, and branded beachfront residences ฿80 million and more.

Updated on 30 October 2026

Facts about the resort come from Laguna Phuket’s official fact sheet (August 2024) and Banyan Group announcements up to May 2026. Prices are developer launch prices (2024–2026) and asking prices on public listing portals checked in October 2026 — indications, not valuations. Legal points reflect Thai law as we understand it on 30 October 2026.

Laguna is less a single project than a gated resort town: hotels, a golf course, a shopping village, schools nearby and more than a dozen residential estates built over 35 years, all sharing shuttles, security and landscaping. That is why the same name covers a ฿5 million studio and a ฿130 million beach residence. The sections below explain the resort, list the residential projects we could verify, give dated prices, and set out the ownership rules, fees and rental options that decide whether a Laguna home suits you.

On our website, “Laguna” is also the name of the neighbourhood around the resort, so a few listings in our Laguna pages sit just outside the estate gates. We always say which project a home belongs to.

The resort

What is Laguna Phuket?

Laguna Phuket is Asia’s first integrated resort, launched in 1987 on a former tin mine at Bang Tao Bay, about 25–30 minutes from Phuket airport. It covers more than 1,000 acres of lagoons and parkland with six hotels, an 18-hole golf course, the Canal Village shopping centre and residential estates.

Built on an abandoned tin mine once considered too polluted to develop, it was the first integrated resort in Asia.

  2. Step 21994

  3. Step 32015

Laguna Golf Phuket reopens with a new 18-hole, par-71 layout.

  4. Step 42018

    Banyan Tree takes majority control

After a tender offer, the Banyan Tree group holds about 86% of Laguna Resorts & Hotels, the listed owner-developer.

  5. Step 52024

    Laguna Lakelands launched

A 700-rai (276-acre) residential extension, starting with condos and waterfront villas.

  6. Step 62025–2026

    New launches

Banyan Tree Beach Residences Oceanus, Laguna Lake Residences Aster, the Bellaguna brand and Angsana Golf Residences Topaz.

Who is behind it matters for buyers. The owner-developer is Laguna Resorts & Hotels Public Company Limited, listed on the Stock Exchange of Thailand. Banyan Group — the brand of Singapore-listed Banyan Tree Holdings — has controlled it since 2018 and markets the homes through Banyan Group Residences. In practice, the same group builds the homes, runs most hotels, manages the estates and offers the rental programme, which brings consistency but also gives one company a lot of say over your costs.

Residential projects

Which residential projects are inside Laguna Phuket?

Laguna mixes three kinds of homes: resale villas and townhomes in estates built since the 1990s, low-rise condominiums around the lagoons and golf course, and Banyan Tree and Angsana branded residences near the beach. Laguna Lakelands, a 700-rai extension launched in 2024, adds new condos and waterfront pool villas.

Older estates (e.g. Laguna Village Residences, Laguna Fairway, Laguna Waters)Villas and townhomes3–5 bedroomsResale only; check the remaining lease term

Project names change with each phase and brand, and listing portals do not always agree on unit counts or completion dates, so treat the table as a map rather than an inventory. For any home you consider, ask for the project’s registered name, the title or lease documents, the year of completion and the latest juristic-person or estate budget.

Not every property with “Laguna” in its name is inside the resort. Some nearby developments in Bang Tao and Cherng Talay borrow the name; they may be good homes, but they do not include resident privileges, shuttles or the estate management that justify Laguna prices.

Resident privileges

Laguna homeowners receive resident privileges at the hotels, spa and golf club, and Banyan Group buyers join its Sanctuary Club owners’ programme. The exact benefits depend on the project and change over time — ask for the current terms in writing.

Prices

How much does property cost in Laguna Phuket in 2026?

As of October 2026, condos at Skypark Celeste ask ฿4.9–12.9 million, new lakeside condos launched from about ฿8–10 million, townhomes and villas at Laguna Park 2 ask ฿20.8–29.5 million, Lakelands waterfront villas launched from ฿60 million, and Banyan Tree sea-view residences ask ฿82–137 million.

Per square metre, the spread is just as wide: about ฿44,000–65,000 per m² for the Laguna Park 2 homes listed, an average near ฿174,000 per m² for Skypark Celeste condos, and around ฿256,000 per m² at Banyan Tree Grand Residences. You pay for the brand, the beach and the services as much as for the bricks.

Three things move a Laguna price more than size: distance to the beach, the view (lagoon, golf or sea), and tenure — a villa with 25 years left on its land lease is worth less than an identical one with a fresh 30-year term. Asking prices also leave room to negotiate on resales; launch prices usually come with staged payments instead.

Foreign ownership

Can foreigners buy a villa or condo in Laguna Phuket?

Yes. A foreigner can own a Laguna condo outright (freehold) while the building’s foreign quota — 49% of the total unit floor area — is not used up, paying with money brought in from abroad. Villas and townhomes are normally bought on a registered 30-year land lease, because foreigners cannot own land in Thailand.

Company-held villaOnly a genuine Thai-majority companyForeign Business Act B.E. 2542; Land CodeNever use nominee shareholders — it is illegal
Lease renewals are promises, not registered rights

Villas are often advertised as “30+30+30” or “90-year” leasehold. Only the first 30 years can be registered (Civil and Commercial Code s.540); the renewals are contractual promises that a future landowner may contest. Ask an independent Thai lawyer to review the renewal, assignment and inheritance clauses, and to check how the developer has handled renewals in older estates.

For a freehold condo, transfer the purchase money to Thailand in foreign currency. For larger transfers (typically USD 50,000 or more) the receiving bank issues a Foreign Exchange Transaction (FET) form, otherwise a credit advice; the Land Office asks for it at transfer. Keep it — you will need it to send the sale proceeds home one day.

For a leasehold villa, the lease is registered at the Land Office, which charges 1% of the total rent for the whole term plus 0.1% stamp duty. Buying a resale villa means taking over (assigning) the existing lease, so the years already used are gone; price the remaining term, not the original 30 years. Our leasehold vs freehold and condo foreign quota guides explain both regimes in detail.

Fees and costs

What are the buying costs and common fees in Laguna?

Buying costs follow Thai rules: a 2% transfer fee on a freehold condo, or 1% plus 0.1% stamp duty to register a lease, plus the seller’s taxes. Running costs are higher than average: condo common fees of about ฿50–60 per m² a month in the examples we checked, and estate fees from ฿400 per square wah a year.

CostTypical amountWho usually pays
Transfer fee (freehold condo)2% of the official appraised valueNegotiable; often split 50/50

The latest annual budget of the juristic person or estate, and any planned increase in common fees
The sinking fund balance and any special levy voted or planned
For a condo: written confirmation that foreign freehold quota is available for your unit
For a villa: the registered lease, years remaining, renewal and assignment clauses, and the superficies or building ownership
Rental restrictions in the building rules, and the terms of any rental programme you would join
Who pays the transfer costs, written into the reservation agreement before you pay a deposit

New purchases sometimes come with incentives — the 2025 Aster launch offered a year of free common-area and property management, a year of insurance and school discounts under the “Laguna Advantage” programme. Value them, but compare the net price with similar resales. Our buying costs and taxes guide has worked examples.

Renting

Can you rent a home in Laguna, or rent yours out?

Yes. Long-term rents for 3-bedroom villas in Bang Tao and the Laguna estates are around ฿160,000 a month (median of our listings, range ฿120,000–210,000) and ฿250,000 for 4 bedrooms. Owners can let long term, use Banyan Group’s Banyan Living rental platform, or appoint an independent manager.

Long term

Leases of a year or more

Families relocating for the international schools keep demand steady. Laguna Park 2 rentals were listed from ฿140,000 a month in October 2026. Stays of 30 nights or more fall outside the Hotel Act.

Branded

Banyan Living

Banyan Group’s rental platform for owners of its branded residences, using the group’s reservation and distribution network. Ask for the fee split and real past statements, not projections.

Independent

Your own manager

An independent property manager can handle long-term tenants or licensed holiday lets, if the building rules allow them. Compare the fees with the developer’s programme.

Short stays need a licence

Under the Hotel Act B.E. 2547, renting a home commercially for stays under 30 nights is a hotel business: it needs a hotel licence or the small-property exemption, and many condo buildings forbid it outright. A developer-run programme operating under the right licences is the usual legal route for nightly rentals in Laguna.

We do not publish a Laguna-specific rental yield: it depends too much on the project, the unit and the programme. Ask the seller or developer for twelve months of actual statements, net of fees and common charges, and compare them with long-term rent for the same home. Our short-term rental rules guide explains the licences, and our rent index tracks long-term rents across Phuket.

Review

Is Laguna Phuket worth it? Pros, cons and who it suits

Laguna suits buyers who want a managed, secure resort setting with the beach, golf and schools nearby, and who accept premium prices and fees for it. It suits less well buyers on a tight budget, those who want freehold land, or anyone looking for a quiet local village rather than a resort town.

What works

  • A mature, landscaped and secured estate with 35+ years of history
  • Beach, golf, spa, restaurants and Canal Village within the resort, linked by shuttles and lagoon boats
  • International schools and Boat Avenue’s shops a short drive away
  • A recognised name that keeps resale demand from international buyers
  • Developer rental programme and professional estate management

What to weigh

  • Prices and common fees above most of Phuket for similar space
  • Villas are leasehold for foreigners; renewal beyond 30 years is contractual
  • One group controls development, management and rentals, so your negotiating power is limited
  • Busy roads around Cherng Talay in high season
  • Older estates may need renovation and have shorter remaining leases

FAQ

Laguna Phuket — your questions

Short answers to what buyers and tenants ask us most about Laguna.

For buyers who value a secure, managed resort with beach, golf and schools nearby, yes: it is Phuket’s most established integrated resort, opened in 1987. Expect premium prices and common fees, and leasehold land for villas. Compare net rental returns with similar homes outside the estate before deciding.
As of October 2026, townhomes and villas at Laguna Park 2 ask ฿20.8–29.5 million, Laguna Lakelands waterfront villas launched from ฿60 million, and Banyan Tree sea-view residences ask ฿82–137 million. Condos start lower, around ฿4.9 million for a studio.
Yes for condos: a foreigner can own a unit freehold while the building’s 49% foreign quota is available (Condominium Act s.19 bis), with funds brought in from abroad. Villas and townhomes sit on land, which foreigners cannot own, so they are bought on a registered 30-year lease.
The owner-developer is Laguna Resorts & Hotels Public Company Limited, listed in Thailand and controlled since 2018 by Banyan Group (listed in Singapore as Banyan Tree Holdings). Homes are sold by Banyan Group Residences, which also offers estate management and the Banyan Living rental platform.
In the projects we checked, condo common-area fees are about ฿50–60 per m² a month, with a one-off sinking fund such as ฿100 per m² for new units. Villa and townhome estates charge from ฿400 per square wah a year at Laguna Park 2. Always ask for the current budget.
Yes. Long-term lets of 30 nights or more are legal everywhere; 3-bedroom villas in Bang Tao and the Laguna estates rent for around ฿160,000 a month. Nightly rentals need a hotel licence or exemption and are often banned in condos, so most owners use a licensed developer programme or let long term.
Six: Angsana Laguna Phuket, Banyan Tree Phuket, Cassia Phuket, Dusit Thani Laguna Phuket, HOMM Suites Laguna and SAii Laguna Phuket, with more than 1,400 rooms in total, plus Laguna Golf Phuket and the Canal Village shopping centre.
About 25–30 minutes by car from Phuket International Airport, on Bang Tao Bay in Cherng Talay on the west coast. Boat Avenue, Bang Tao beach and the international schools of Cherng Talay are a few minutes away.
