Cape Panwa, Phuket: Area Guide for Buyers & Renters

A quiet, green headland on the south-east coast, a short drive from Phuket Town: sea-view villas on the hillsides, small beaches and calm water, far from the west-coast crowds.

TL;DR

Cape Panwa in one paragraph

Cape Panwa (Laem Phan Wa) is a headland on Phuket’s south-east coast, in Mueang Phuket district, a short drive south of Phuket Town. It is residential and quiet: hillside villas and low-rise condos look over Chalong Bay and the islands, the beaches are small, and the sea is calm for most of the year. It suits buyers who want a sea view and space close to the town, more than nightlife or a long sandy beach.

What daily life is like

Cape Panwa is a place to live rather than to party. The road around the headland links a handful of beaches, resorts and residential estates; most shopping is done in Chalong or Phuket Town.

The main beaches are Panwa Beach and Ao Yon, both small and sheltered, with a few restaurants and a calm sea suited to families and paddleboards. At the tip of the cape, the Phuket Aquarium is run by the Phuket Marine Biological Center, and the Khao Khad viewpoint looks over the bay and Phuket Town. The large deep-sea port of Ao Makham is on the north side of the headland.

Supermarkets, international hospitals and the shops of Phuket Town and Chalong are a short drive away. The international schools around Phuket Town, Chalong and Kathu are within reach for a daily school run, but not on foot: plan on a car or a scooter. Our international schools guide gives realistic travel times.

Property in Cape Panwa

The market is mostly pool villas on the hillsides and around the headland, a few beachfront residences and low-rise condos. Homes with a clear sea view and an easy road up command a clear premium over those behind the ridge.

On a hillside villa, check the access road, the drainage and the slope works: the rainy season tests them.
A sea view is only as good as what can be built in front of it: ask what the plot below is zoned for.
Villas are bought by foreigners with the house in their name and the land on a registered lease of up to 30 years; a condo can be owned freehold within the building’s 49% foreign quota.
For a long-term let, demand comes mostly from families and people working in Phuket Town; short stays need a hotel licence or an exemption.
