Best Areas to Live in Phuket for Expats & Families

Phuket is small on the map but every coast lives differently. This guide matches each area to the way you want to live — school runs, beaches, budget or rental income — using our own area guides and the rents on our live listings.

Phuket’s coast from the air

The short answer

Where is the best place to live in Phuket?

For most families, Cherng Talay — Bang Tao, Laguna, Layan and Pasak — is the best place to live in Phuket: beaches, international schools and year-round amenities within minutes. Long-stay expats on a budget favour Rawai, Nai Harn and Chalong; residents wanting town life and value pick Kathu, Koh Kaew or Phuket Town.

East vs west

Is east or west Phuket better?

West Phuket is better for beaches, sunsets and resort lifestyle, and costs more. East Phuket is better for marinas, Phuket Town’s hospitals and malls, calmer water and value. The south suits long-stay expats; the north suits nature lovers and frequent flyers. The right side depends on how you spend a normal weekday.

Many families split the difference: they live in Cherng Talay or Pasak for the beaches and schools, and drive to Phuket Town for hospitals and administration. Others choose Koh Kaew or Kathu to be central, then go to the west coast at weekends. Commute is the real deciding factor — test the school run and the drive to work at rush hour before you sign.

Families

Best areas to live in Phuket for families

The best family areas are those close to an international school: Cherng Talay, Pasak and Thalang for UWC Thailand and HeadStart’s Cherngtalay campus; Koh Kaew and Kathu for the British International School (BISP), Kajonkiet and QSI; Chalong for Berda Claude. Choose the school first, then the area within 15–20 minutes of it.

Fees exclude one-off enrolment charges, uniforms, transport and trips, which typically add 15–20%. Only BISP’s figures come from the school’s own fee page; the others are as reported by Phuket101 in October 2026 — confirm with each school.

Healthcare is the other family factor. Phuket’s main private hospitals — Bangkok Hospital Phuket, Bangkok Hospital Siriroj and Mission Hospital — are in Phuket Town and Wichit, with the public Vachira Phuket hospital in town. From the west coast, plan for the drive; from Koh Kaew and Kathu, they are close.

Our pick for most relocating families

Pasak and Cherng Talay: a short school run to UWC and HeadStart Cherngtalay, Bang Tao beach and Boat Avenue within ten minutes, and the deepest choice of family pool villas for long-term rent on the island.

Expats

Where do most expats live in Phuket?

Most expats live in three clusters: Rawai, Nai Harn and Chalong in the south, Phuket’s long-established long-stay community; Cherng Talay, Bang Tao and Pasak on the west coast, the hub for families and professionals; and Kathu and Phuket Town, where residents who work on the island find value and short commutes.

South

Rawai, Nai Harn & Chalong

The island’s favourite expat village: cafés, coworking, Muay Thai camps around Soi Ta-iad, Chalong’s marinas and some of Phuket’s best beaches at Nai Harn. Good value for space; the trade-off is roughly 50 minutes to the airport.

West

Cherng Talay, Bang Tao & Pasak

International families, entrepreneurs and remote workers. The most complete amenity set on the island — Boat Avenue, Porto de Phuket, beach clubs, gyms and supermarkets — at the highest prices.

Centre

Kathu & Phuket Town

Teachers, hospital staff and business owners who work locally. Suburban streets, golf courses, Central Phuket mall and the Old Town’s food scene, with rents well below the beaches.

Beach towns

Kamala & Surin

Settled European and Australian long-stay residents in compact beach towns, with hillside sea-view villas above calm bays and Patong ten minutes away.

Our data

What it costs to rent in each area (our listings)

On our live long-term listings (29 October 2026), a 3-bedroom pool villa typically rents for about ฿140,000 a month in Koh Kaew, ฿155,000–160,000 in Cherng Talay and Bang Tao, and ฿180,000 in Layan. Our inventory is weighted to quality pool villas; the wider market, especially condos, starts much lower.

"Typical" is the median asking rent and the range is the middle half of our listings, rounded; small samples (fewer than ten listings) are indicative only. For condos, crowd-sourced data from Numbeo (October 2026) puts a 1-bedroom apartment at about ฿24,000 a month in central areas and ฿17,000 elsewhere. Our long-term villa rentals guide and cost of living guide cover the full market.

Investors

Best areas to live in and rent out

If you want a home that also earns income, choose an area with deep, year-round rental demand: Cherng Talay and Bang Tao for family villas, Patong and Kata for condos aimed at holidaymakers, and Thalang and Pasak for new villas near schools. Check the 30-day rule before planning short-term lets.

Depth of demand: Bang Tao alone accounts for about 60% of our long-term rental listings, which reflects where tenants search first.
Tenant profile: families and professionals sign 12-month leases near schools (Cherng Talay, Pasak, Koh Kaew, Kathu); holidaymakers book by the night near beaches (Patong, Kata, Karon, Bang Tao).
Legal use: renting a home for less than 30 days generally needs a hotel licence, and many condo buildings forbid it. Read our short-term rental rules guide before you buy for nightly letting.
Management: a good local manager matters more than the last percentage point of yield — see our property management fees guide for realistic costs.

Our investing guide compares yields, visas and the main investment areas in more depth.

Budget

Cheapest areas to live in Phuket

The cheapest places to live in Phuket are Phuket Town, Kathu, Chalong and inland Thalang, especially in a condo or townhouse rather than a pool villa. Living a short drive from the beach instead of on it is the single biggest saving; west-coast beachfront areas like Layan, Surin and Kamala are the most expensive.

Rent a condo in town

A 1-bedroom condo outside the centre averages about ฿17,000 a month on Numbeo (October 2026), a fraction of a pool villa.

Look one road back

Pasak sits minutes behind Bang Tao beach, with villa rents below beachside estates.

Consider the east

Koh Kaew and Kathu give more house for the money, close to schools and hospitals.

Sign for 12 months

Annual leases are cheaper per month than seasonal ones, and landlords negotiate more readily in the low season.

Luxury

Where do the wealthy live in Phuket?

Phuket’s most exclusive addresses are Cape Yamu on the east coast, Layan and the Laguna estates in Cherng Talay, and the headlands of Surin and Kamala, long nicknamed "Millionaire’s Mile". On our listings, median asking prices run from about ฿55 million in Layan to ฿80 million in Kamala and ฿169 million at Cape Yamu.

AreaWhy buyers choose itMedian asking price (our listings, Oct. 2026)

Choosing

How to choose your area: 6 tests before you sign

Choose an area by testing your real routine: drive the school or work run at peak hour, visit in both high and low season, check the road and flooding after heavy rain, ask about construction nearby, confirm fibre internet, and rent before you buy. A month of renting is the cheapest research you can do.

  1. Drive the commute at 8 am

Phuket’s main roads bottleneck at Heroines Monument, Chalong circle and around Central; a 15-minute map estimate can double.

  2. Visit in two seasons

High season (roughly November to April) and the monsoon feel very different, especially on the west coast.

  3. Check drainage

Some low-lying roads and estates flood briefly after heavy rain — ask neighbours and look at the access road.

  4. Look for construction

New villa projects are everywhere in Cherng Talay and Thalang; ask what is planned on the empty plot next door.

  5. Test the internet

Fibre is widely available, but confirm the provider and speed at the exact address if you work from home.

  6. Rent first

Most of our buyers rent for a few months before committing — it is the surest way to know you have picked the right area.

FAQ

Living in Phuket — your questions

Short answers to the questions newcomers ask us most.

Cherng Talay — including Bang Tao, Laguna and Pasak — is the most popular family area, close to UWC Thailand, HeadStart’s Cherngtalay campus and the west-coast beaches. Koh Kaew and Kathu are the best choices for families at the British International School Phuket, and Chalong for Berda Claude.
The west has the best beaches, sunsets and resort amenities but the highest prices. The east is closer to Phuket Town’s hospitals, malls and marinas, has calmer water and costs less. Families often live on the west coast for schools and beaches and drive east for services.
Mainly in Rawai, Nai Harn and Chalong in the south, in Cherng Talay, Bang Tao and Pasak on the west coast, and in Kathu and Phuket Town. Kamala and Surin also have settled long-stay European and Australian communities.
For many people, yes: international schools, private hospitals, an international airport and year-round warm weather on one island. The trade-offs are traffic, a heavy-rain monsoon season, higher costs in the beach areas and visa rules you must plan around.
Phuket Town, Kathu, Chalong and inland Thalang are the most affordable, especially in a condo or townhouse. A 1-bedroom condo outside the centre averages about ฿17,000 a month on Numbeo (October 2026), while beachfront west-coast villas cost many times more.
On our live listings (29 October 2026), a 3-bedroom pool villa in Bang Tao has a median asking rent of about ฿160,000 a month, with the middle half between ฿120,000 and ฿210,000; 4-bedroom villas have a median of about ฿250,000.
At Cape Yamu, in Layan and the Laguna estates, and on the Surin and Kamala headlands known as Millionaire’s Mile. On our listings, median asking prices range from about ฿55 million in Layan to ฿169 million at Cape Yamu (October 2026).
